I am so please with Rodger and his staff and all the help I have been given shopping for a house in Maz. I never felt any presure to buy or bid on anything and Rodger made me feel at ease with house shopping. He showed me the local watering hole so I was able to mix and mingle with other foreigners, hence the love affair began with Mazatlan. The mix of the weather, the friendly Mexicans and the fabulous expats, combined with Rodgers help, I am thrilled that someday I to will be an expate in Maz. If anyone is even thinking about investing in a home in Maz, don't think twice and call up Rodger. He has been in the country long enough to know who is who and what is what. I am so pleased that I made the choice to contact Rodger.

I have known Roger Culbertson for 12 years and know of his honesty and integrity in the real estate market personally as he found our home for us. We flew down in May, and he and his staff showed us several properties that were of interest to us. We signed a contract on one and flew back to Dallas. He handled all the details, without our having to return and within two weeks of our July closing, had the deed to our lovely new home in his office. I have never had such a painless real estate transaction, most especially on property in a foreign country. With so many less than reputable companies, it is such a relief to know there is one that sets the benchmark for the rest. I highly recommend Roger for all real estate sales in Mazatlan.

I recently purchased a condo thru Mazatlan Homes and was very satisfied with the service I received. I told them what how much I wanted to spend and what I wanted to buy. They found two places for me in four days. I made up my mind which one I wanted, signed the papers, wrote the checks for the down payment and the processing and flew back home. They emailed me when the notario said the closing would be and we met at that date and time, closed the deal, got the keys, and they took me out to my new condo. I do not see how anything could have gone more smoothly. I also much appreciated the fact that there was ABSOLUTELY no pressure. My extreme thanks to the staff. Gregg

We came to Mazatlan , looking to purchase a home in November 2005. We talked to several realtors, before deciding to just go with Roger Culbertson, and trust his expertise to help us find the right home. We could tell by his honesty and willingness to show us any listings available, (not just his own), that he was a person you could trust. He gave us a tour of all the neighboorhoods we expressed interest in showing us the good points and drawbacks of all of them. We saw a lot of properties, I think he spent 8 hours with us , just the first day! We decided Playa Sur neighborhood suited all our needs, and a plus to us , Roger and his lovely wife Sherri , would be our neighbors!! We moved here in April, this year, to our beautiful home, and every day here in Mazatlan , just keeps getting better and better. We are very happy with our home and treasure finding not only a better way of life here ,but two good friends, Sherri and Roger Culbertson . When I first moved here I rented a small apartment for two years and wandered the city looking for a neighborhood to settle down. When one neighborhood emerged as my favorite I wrote a detailed list of the things I needed/wanted but did not include the name of my chosen neighborhood. I took this list to Roger and within days we were looking at houses that I hadn’t seen in my two years of wandering around. Then one appeared in the neighborhood I’d chosen. It had only been on the market for a few days when Roger took me to see it. After seeing it only once I made an offer. The owner was in the States, which complicated things, but Roger took care of all the details. He checked the legal status of the property and didn’t mind that I wanted to tag along and see what was required. He arranged with the notario a way I could pay for the property and get the title even though the transaction was not immediate (Because the owner of the house was in California and the bank transfer had to be done by my son in Georgia). What could have been a terrible mess turned out to be a sweet deal because I trusted Roger with all of the complicated details. Well, it’s been over two years since I moved into this house. I’m even more pleased and happy with the house and neighborhood now than I was two years ago. I really love it here! And Roger certainly helped. Don

We met Roger in February of 2001 as we were Dancing at Gus Gus. On a break, the Drummer came over; It was Roger. We were talking and he mentioned that he was a Realtor. We mentioned how we loved Mazatlan and would love to look at some property next time we were here. One year later, we had corresponded by email and he was ready for a week of showing us houses. We looked at everything. We loved the Los Pinos area and liked a Condo. A month later, one came available at the Lido Building in Los Pinos. Roger handled everything for us and we bought it. We trusted him so much that we gave him our "Power of Attorney". Since we are from Wisconsin, He bought it and closed the deal for us in our absence. It is the Best Thing we ever did. We love to visit and will be retiring to Mazatlan in a few short years. Thank you to Roger, who's professionalism and hard work made our Dream Home purchase trouble free.

After three grueling years of trying to decide what location in Mexico my wife and I would retire, the winner, Mazatlan. After months of monitoring several Real Estate websites we were armed with dozens of prospective homes . . . time to go shopping. We e-mailed several realtors in Mazatlan with our interests, arrival date and location of residence. All were kind enough to respond with phone numbers and “lets get together”. Only one, yes Roger Culbertson took the extra step. Roger not only gave us phone numbers, made arrangements to see all homes on our list and other homes he thought might be of interest, but volunteered to pick us up at our hotel. Roger arrived in his prized 1963 Ford Falcon convertible. What a great way to see all of Mazatlan. Did I say “all “of Mazatlan. Our first day was 8-1/2 hrs. of history, house browsing, legend, beautiful views, local personalities and a few cervezas. We found a couple of homes that were “almost the one” but . . . again Roger with the extra effort . . . “lets look at one more”. Roger took us to the desirable Lomas de Mazatlan district and within minutes thru Roger, we were negotiating with the owner. We found our home! Roger’s dedicated realtor/client relationship was just beginning. Roger took us to the bank to set up the trust, set us up with Notario Publico and continued to monitor all aspects of the transaction. The long and short (I seem to have become long winded). We know that without the 110 % effort Roger put forth we would not have found our dream home. If your looking for a realtor (or tour guide) in Mazatlan that is honest, knowledgeable, professional and has a sense of humor Roger Culbertson is your man. Thank you Roger. Don & Shirley Jones

In August of 2003 I came to Mazatlan and purchased a home from Roger. I had been cooresponding with Roger via email for about a month and he gave much good advive and help. The process in buying the home was so simple because of Roger's expertise. My home needed major remodeling and again Roger was there to help. Also, his wife, Sherrie was extremly helpful in providing contacts that lead to wonderful workers and a translator. I could not have done the remodel without their sources of information. All of their help was free, well except for an occasional cheesecake, and I can't thank them enough for all their help.. I have bought, remodelled and sold many houses in the USA and I have never been shown the care and attention that Roger provides his clients. Carol and I went to Mazatlan, looking for houses, and decided "by chance" to contact Roger. We couldn't have made a better choice! He gave us all of his time that we asked for while we were there, and we benefitted greatly from his knowledge of the city and the real estate market. His experience as an American living in Mexico was even more appreciated by us, since it made our dream of moving to Mexico seem easily doable. We're in the process of completing the real estate transactions now, with Roger's help, and looking forward to seeing Roger and his wife again when we make the move to Mazatlan. We recently finished a transaction in which we worked from start to finish with Roger and his partner, the late Gonzalo Zayas. Both gentlemen, and more recently Roger's associate Gustavo, held our collective hands through the incredible maze of Mexican bureaucracy. All aspects of the purchase procedure went smoothly thanks to Roger's oversight, and when it came time to take possession of our new home in the Playa Linda community, Roger and Gustavo were right there to assist us in opening a bank account, changing utility bills to our name, and making arranagements to take care of business while we are not in Mazatlan. Roger even took us to the airport when it was time to return to the States. We cannot speak highly enough of Roger and felt that throughout the entire process (mid August through mid October, 2001) honesty and integrity were of paramount importance to him. We fully expect to conduct real estate business with Roger Culbertson in the future and do not hesitate recommending him to others.

We have been working with Roger since February 2000 on the purchase of a sweet little house discovered through him and Gonzalo. We feel he's been very helpful, sincere, knowledgeable, honest...and fun. He's answered our copious questions promptly and thoroughly. He has a wonderful habit of drawing floor plans to scale of the places he shows, which proved very useful. He obviously enjoys being with people and sharing his knowledge of the available real estate, resources, methods, construction. He's organized and fluent in the local culture. His only fault is his preoccupation with classic cars, but since we had the genuine pleasure of riding around with him in an old baby-blue convertible (Roger, what was it? A Fairlane?) to visit prospective houses, we really can't complain! Hope to continue with this satisfying business relationship through the closing of our house, and beyond.

Roger Culbertson is a real professional. He understands what prompt service is all about. He also shares the good and the bad aspects of a property so you can make a fair evaluation of the situation. He helped me evaluate a large commmercial property and provided every bit of information I requested and needed to make an informed decision on a timely basis. Even though I was 2,000 miles away I felt Roger was right there with me helping me through the transaction. Because of this level of service, I highly recommed you discuss your real estate needs in Mazatlan with Roger.
